Buying an apartment by installments. Main fashion trends.

Let's take an example. Man # 1 and Man # 2 at about the same time decided to buy an apartment in a new building. Each of them wants a floor higher so that the view from the window is pleasing to the eye. So far, both Person No. 1 and Person No. 2 live in rented housing, paying the owner $ 250 a month.

Each of our heroes has $ 20,000. $ 5000 is not enough to buy. Man # 1 and Man # 2 have a choice to make.

Overpayment vs savings

The friends went their separate ways. Man # 1 decided to buy an apartment and produce nha tra gop He gave up his $ 20,000 as a down payment without further hesitation. In his case, the overpayment for the entire period until the end of construction will be $ 1000.

These are only approximate amounts. What can be the real terms of an installment plan from a developer, you will learn from this article.

Person # 2 laughed at his friend's "frivolity" and decided to continue saving money. He figured that in a couple of years he would collect the missing $ 5000 and buy a good property without overpayments.

Two years have passed ...

Person # 1 received the keys to an apartment with a gorgeous panoramic view and has even begun to make repairs in it, anticipating an imminent housewarming.

Person # 2 saved up $ 5000 as planned. Now he proudly carries the full amount for the apartment to the developer's office. But in the sales department, an unpleasant surprise awaits him. It turns out that in two years all the good apartments were dismantled (in one of them Andrei is already gluing wallpaper). And the prices for the remaining ones naturally increased closer to the end of construction.

Man # 2 is again at a crossroads. He has three options:

1

buy an apartment on the ground floor with windows to the parking lot (only such ones remained in the already rented house, and now they also cost $ 25,000);

2

wait for the next turn for another 2 years (while continuing to pay rent);

3

start searching again.

Now let's look at the numbers.

Person # 1 arranged an installment plan and "overpaid" $ 1000 for a dream apartment.

Man # 2 will have to wait at least two more years to become the owner of the desired property on the 15th floor overlooking the park. And this is $ 6,000 for rental housing. Had he been quicker, the money would have gone to repairs in his own apartment.

Is it worth waiting and saving?

Of course not! Found a suitable option - you need to take it. Person # 2 doesn't just overpay $ 5,000 more than Person # 1. He is also wasting time, because he will have to wait for an apartment at least twice as long. The only plus is the experience gained. After all, now Man # 2 knows what to do.

Installment in numbers

So that you don't have to learn from your own or someone else's mistakes, we decided to conduct a small analysis. Our calculations show whether the installment plan is really beneficial.

We took data on four residential complexes from reliable developers. These are already commissioned objects, and therefore we can compare the real figures: the cost of m2 at the start of sales and upon delivery. We are considering apartments with an area of 40 m2 to make it easier for Person No. 1 with Person No. 2 to figure it out.

As you can see in the picture, buying in installments at the start of sales is always a savings. You can make a similar cut of the benefits yourself.

P.S. We are always talking about reliable developers. Their apartments rise in price as construction approaches the end following the increase in demand. We do not consider residential complexes in which prices at the start of sales and after delivery are practically equal. This is typical for not the most tempting options. For example, if the residential complex has an unfortunate location, poor layout, or the developer himself does not inspire confidence. You don't want to take that risk, do you?
